NexCore Group developed the Garrity Clinic for Saint Alphonsus Health System (SAHS) on its replacement hospital campus in Nampa, ID. The campus will attract new patients from the high growth areas of Canyon County who want to access inpatient and outpatient services closer to home, rather than traveling 20 miles east to Boise.

SAHS had chosen a site for the new clinic located 700 feet to the south of the campus that required physicians and patients to cross a busy, multi-lane public road. Upon being awarded the project, NexCore challenged the master site plan assumptions, creatively selected and studied a more convenient and visible site that was thought to be expensive and time-consuming, and developed a design that provided a better solution. NexCore demonstrated to SAHS that the new site and design were not only financially feasible but also in the system’s best interest because the clinic would be prominently located adjacent to I-84 and only 250 feet west of the existing Health Plaza and Heart Care & Maternity Center.

The first floor of the clinic contains 4,900 SF of independent physician space and 16,500 SF of hospital clinic space, including orthopedics and physical therapy with a therapy pool. The second floor contains 11,192 SF of independent physician space and 10,379 SF of hospital clinic space, including OB/GYN and maternal-fetal medicine. The third floor contains 12,851 SF of independent physician space and 8,678 SF of hospital cardiology clinic space. The clinic was constructed on top of a one-story, open parking garage to take advantage of the site topography and to create covered parking for physicians.   

The clinic was developed around innovations in architecture and construction sequencing to optimize land utilization, decrease build time, and lower overall project costs. The 22,000 SF floor plates were designed in an L-shaped configuration to provide a centralized entrance into the clinic, limit patient walking distances, and maximize the buildable area on site. This floor plate configuration also creates operational efficiencies for physician tenants by providing larger contiguous lease spaces than are possible with a traditional rectangular floor plate. In addition, the floor plans have been designed using Lean Principles to create flexible exam rooms and shared physician office pods.
