This milestone marks the latest step in NexCore’s mission to create healthcare environments that improve access, elevate outcomes, and enrich the communities they serve.
The project was developed in close partnership with CommonSpirit Health and its local leadership, and capitalized in partnership with Nuveen Real Estate. Conceived in response to Folsom’s rapidly expanding population and evolving healthcare needs, the facility will deliver a full continuum of outpatient services under one roof, including:
- A state-of-the-art surgery center with five specialized operating rooms
- Extended-hours urgent care for improved accessibility
- Comprehensive imaging and infusion services
- A multi-specialty clinic designed for integrated care

Designed for the Future of Outpatient Medicine
The project’s architecture, led by Perkins & Will, emphasizes patient comfort, operational efficiency, and adaptability for future healthcare delivery models. XL Construction will serve as the construction partner, with mobilization scheduled for mid-October 2025. The facility is expected to be completed over 20 months, welcoming its first patients in Q3 2027.
Financing was secured through CIBC U.S. and NexCore’s long-standing equity partner, Nuveen, a TIAA Company — underscoring investor confidence in NexCore’s ability to deliver high-impact healthcare developments nationwide.
