Holy Cross Health selected NexCore Group in a national competition to develop a four-story Medical Office Building (MOB) on its new Holy Cross Germantown Hospital campus, the first hospital developed in Montgomery County, MD in 35 years. The new hospital campus was built to respond to the need for health services in the fastest-growing and aging region in the county.

Completed in July 2015, the MOB plays an integral role on the campus as home to a robust complement of physician and outpatient services. The MOB is connected to the new 93-bed hospital and a 696-space parking garage on the ground floor by a climate-controlled connector to create ease of access for patients, providers, and staff. The connector passes through a healing garden located between the MOB and the connector.

In addition to developing a creative ground lease arrangement, NexCore assisted Holy Cross with the financing of important infrastructure located on the hospital campus, including site development, the enclosed connector, and the parking structure. NexCore co-invested $4 million into these improvements, enabling Holy Cross to gain approval from its parent company to move forward with this critical portion of infrastructure required not only for the medical office building but also for the new hospital facility.

The MOB, which has been developed to LEED standards, includes features such as high-efficiency air handling units (AHUs), a lighting control system, and a green roof. Green roofs provide several benefits, such as filtering pollutants out of the air and rainwater, insulating the building from outside noise, and creating natural habitats.
