Headquartered in Bismarck, ND, St. Alexius Medical Center (SAMC) has a strong reputation in Minot, a North Dakota hub city near the booming Bakken Oil Formation that is experiencing extraordinary population growth. Until recently, SAMC provided the Minot market with outpatient services in a converted one-story office building. During its six years of operation, the SAMC clinic experienced consistent growth in patient visits. The new Minot Medical Plaza has replaced the one-story clinic.

The two-story, 67,140 SF facility was constructed at the northeast corner of 21st Avenue NW and Highway 83 Bypass in Minot. SAMC is the anchor tenant of this multi-purpose ambulatory center that includes clinics for primary and specialty care, diagnostic imaging, lab, physical therapy, future ambulatory surgery, and complementary retail uses such as a pharmacy and optical shop. The ASC is planned as a joint venture between SAMC and independent surgeons.

The project design fosters cooperation among providers, which is intended to promote positive patient outcomes and increase operational efficiencies. The design supports an operational model that SAMC adopted after undertaking lean planning exercises in an effort to eliminate waste and improve clinical performance. For example, the larger floor plates of the facility enable the primary care and full-time specialty physicians to practice on the same floor, reducing the number of employees to an optimal level, while the open plan of each care module fosters collaboration among staff and providers.

During a 90-day feasibility study period, NexCore collaborated with the SAMC executive team and staff members, and also with design, construction, and ambulatory surgery consultants to present a development concept that mitigated the risks of project delivery, lease-up, and ownership for SAMC. As a result of this collaborative effort, the SAMC business plan indicates profitable operations for the Minot Medical Plaza in the first year of occupancy. Using NexCore’s conceptual plans and conceptual financial terms as foundations for Board approval to move forward with the project, NexCore continued the development planning process by refining the design solution and project budget and confirming the transaction structure and business terms with SAMC.
