NexCore Group has once again partnered with Banner Health—one of the largest nonprofit healthcare systems in the western U.S.—to bring a next-generation outpatient facility to Scottsdale, Arizona.

This 120,000-square-foot, three-story Banner Health Center plus is designed to meet rising demand in one of the region’s most dynamic markets. With a strong legacy of collaboration—most recently on a similar facility in Glendale—this project reflects a shared commitment to transforming healthcare delivery with smart design, integrated services, and meaningful patient access.

Slated for completion in early 2027, the Scottsdale location will serve as a cornerstone for academic medicine and advanced outpatient care in Arizona.

The Challenge

As Scottsdale continues to grow, so does the need for coordinated, high-acuity care in an accessible, outpatient setting. For Banner Health, the challenge was building a destination that could offer the depth of academic medicine, the expertise of MD Anderson Cancer Center, and the convenience of a local clinic—all under one roof.

Meeting that challenge meant finding a development partner who could balance complexity with executional clarity—and who could bring together the right team to deliver on every level: clinical, operational, and financial.

Drawing on the momentum of its successful Glendale partnership with Banner Health, NexCore assembled a best-in-class team:

  • SmithGroup led architectural design, creating a welcoming, future-focused facility that prioritizes patient flow, access, and experience.
  • Okland Construction was brought on as general contractor, selected for their healthcare expertise and disciplined delivery model.
  • Banner Health + MD Anderson joined forces again to co-locate oncology services with Banner’s full continuum of outpatient care—bringing academic-level treatment directly into the community.

The facility will operate as part of Banner – University Medicine, marking its fourth major academic medical hub in Arizona.

Services & Scope

The Banner Health Center plus – Scottsdale will offer a fully integrated suite of services across three levels:

  • Ambulatory Surgery Center: Providing same-day surgical procedures in a high-efficiency setting.
  • Banner Pharmacy & Imaging: Offering on-site access to prescriptions and diagnostic imaging.
  • MD Anderson Cancer Center Services: Radiation oncology, infusion, and oncology imaging—delivered locally by one of the nation’s top cancer programs.
  • Banner Urgent Care: Open 365 days a year, offering extended hours and immediate access for acute needs.
  • Primary & Specialty Care: Serving as a clinical hub for preventive, chronic, and specialized treatment across a wide range of disciplines.

Together, these offerings position the facility as a premier access point for comprehensive, coordinated care.
