In partnership with HCA Healthcare, NexCore Group developed one of the largest ambulatory surgery centers (ASCs) in HCA’s national portfolio—right on the HCA Timpanogos Regional Hospital campus in Orem, Utah.

At 41,000 square feet with 10 state-of-the-art operating rooms, the new ASC expands surgical capacity in the rapidly growing Central Utah Valley. This development is part of a larger, two-phase campus plan that includes a future 54,000 SF Medical Office Building (MOB).

As a repeat partner to HCA, NexCore managed the full project lifecycle—from strategic facility planning and room-by-room design to development, financing, and construction oversight—delivering a flexible, future-ready solution to support HCA’s growth and the region’s rising healthcare demand.

The Challenge

The Central Utah Surgical Center (CUSC), previously located in Provo, had outgrown its footprint. With only six operating rooms and limited support space, the facility couldn’t keep up with patient volume or modern surgical standards—despite serving one of the fastest-growing counties in the U.S.

HCA recognized the need to bring CUSC onto its regional hospital campus in Orem, addressing both clinical demand and operational strategy. The challenge: deliver a facility that expanded capacity, attracted physician partners, and aligned with HCA’s long-term goals—all while ensuring speed to market and sustainable quality.

NexCore’s Solution

NexCore delivered a high-performance ASC tailored to the region’s needs and HCA’s vision. Key components included:

  • Relocation + Expansion: Increasing CUSC’s operating rooms from 6 to 10, dramatically improving throughput and reducing wait times for outpatient procedures.
  • Campus Integration: Strategically sited adjacent to the hospital, the ASC provides seamless access for both providers and patients, with visibility from I-15 and proximity to US 89 and SR-52.
  • Joint Venture Structure: The facility is co-owned by HCA’s Surgery Ventures Group and CUSC, with flexible real estate structures offered by NexCore to engage physician partners and align incentives.
  • Operational Programming: NexCore’s room-by-room approach to programming ensured clinical functionality, surgical workflow, and patient comfort were prioritized from the start.
  • Scalability: As part of a larger 6-acre campus plan, the site also includes room for future outpatient growth, including a NexCore-developed MOB currently under construction.

NexCore leveraged insights from prior successful HCA projects—like the Doctors’ Pavilion at HCA Houston Healthcare North Cypress—to inform layout, process flow, and experience design. Their experience with six HCA developments nationally positioned them to move quickly, with confidence.

Results

The ASC opened on schedule in Q2 2025, delivering immediate value to the Central Utah Valley:

  • Improved Access: Patients no longer need to travel for specialized surgical care—shortening wait times and improving outcomes.
