Assisted Living & Memory Care Community

Bringing a state-of-the-art senior community focusing on hospitality to an underserved market in Marysville, OH.

NexCore Group develops, owns and operates a series of assisted living / memory care facilities. After conducting market research, the team identified Marysville, OH as an underserved market that lacked the most recent programmatic offerings, operating models and design solutions for assisted living / memory care facilities.

Project Objectives

  • Develop a facility with lower occupancy costs relative to the local competition
  • Bring first-class operating models and design to the market
  • Create the best value for resident and their families

Design Solutions

NexCore's design team created a state-of-the-art, prototype facility consisting of 45 assisted living and 20 memory care units that are adaptable based on each market.

The prototype focuses on hospitality rather than sterile institutional settings. The team considered residents, adult children and care team experiences to create an inviting residential design embodying the values of the Marysville community.

The architecture references rural Ohio features including barn doors, a gambrel roof and wrought iron light fixtures. The interior is also adorned with local artwork. Residents have multiple room options including studio, one-bedroom and two-bedroom units.

NexCore designed an open floor plan for the memory care unit with a sky-lit path. This addition provided a direct sightline from the caregiver desk for operational safety and staffing efficiency. The facility encourages resident engagement with the inclusion of activity areas, sensory gardens, life stations, lounge areas, a bistro, and a front porch.

To promote residence independence and provide the highest level of care, the team implemented resident alert products, electronic medication administration record keeping and WIFI.

Results

Completed in November 2017, the one level Walnut Crossing Assisted Living & Memory Care facility is 52,934 SF. There are 45 assisted living units and 20 memory care units, and the location has surface parking for 65 vehicles.

The new facility accomplished the following:
  • Deliver rates comparable to older facilities in the market
  • Reduce FTE counts by reducing staff travel distance to dining areas
  • Increase memory care activity space while maintaining budget and other key performance metrics
  • Provide in-house medical services
  • Provide limited access point for resident safety
  • Improve staff sightlines to memory care resident rooms
  • Eliminate view to med carts
  • Engage community members outside and within the facility
  • Create more seamless transition to assisted living / memory care for residents
  • Increase memory care staff time with residents using open floor plan
  • Encourage resident activity outside of rooms
  • Maintain residents' circadian rhythm using appropriate lighting levels throughout the day
