Project Summary
The Westerville Medical Campus is a three-story medical office building comprised of 163,746 SF with 673 surface parking spaces on two acres. The property is located in the city of Westerville, 16 miles northeast of Columbus, OH. NexCore Group participated in the acquisition of the property with its capital partner Heitman LLC in January 2012. NexCore took over asset management and property management services with the help of a local management company that provides on-site facility maintenance oversight.
The medical office building was developed by OhioHealth in 2008 to offer a “one-stop shop” for patients needing a full range of physician and outpatient services. OhioHealth wanted to provide a myriad of services close to where patients live and work and to offer extended hours for easier access to those services.
OhioHealth services in the building include freestanding emergency department, surgery center, imaging that includes MRI, CT, mammography, ultrasound, and fluoroscopy, lab and blood draw services, women’s health services, physical therapy and rehabilitation, heart and vascular services, and sleep lab. In addition, independent physicians, who were specifically chosen for this building, offer orthopedic, foot and ankle, obstetrics and gynecology, plastic surgery, and dermatology services.
After acquiring the facility, the NexCore operations team worked diligently on capital expenditure items that had a significant impact on utility usage. When the building was completed in 2009, the contractor was not able to resolve some HVAC issues, and its fix was to run the HVAC systems 24/7. This approach was unnecessary for the uses in the building and a huge waste of energy. NexCore made repairs and upgraded the building management system, which allows the equipment to run during occupied hours only. This change not only saves in utilities but also on the wear and tear of the equipment — a win-win for tenant and landlord.
