Project Summary
In partnership with McKesson and the US Oncology Network, NexCore Group delivered a new flagship cancer care facility in the heart of the Texas Panhandle. The Texas Oncology – Amarillo Cancer Center opened its doors on April 17, 2023, offering a full spectrum of oncology services in one thoughtfully integrated environment.
Located at 1826 Point West Parkway, the 50,000 SF, single-story facility was developed by NexCore as a turnkey, build-to-suit project—replacing an outdated, multi-tenant office space and giving Texas Oncology the competitive edge needed to expand access, improve experience, and meet rising patient volumes.
NexCore led the project from concept through construction, securing a highly visible site and collaborating with top-tier design and construction partners to create a patient-first, performance-driven cancer center tailored for today’s complex care delivery landscape.
The Challenge
Texas Oncology faced mounting pressures in Amarillo:
- Outdated Infrastructure: The former facility, located in a multi-tenant medical building, suffered from poor layout, limited efficiency, and an inability to scale with modern oncology needs.
- Competitive Threats: A new outpatient cancer center developed by the local hospital system threatened to pull market share with upgraded technology and patient experience design.
- Operational Inefficiency: Fragmented spaces led to increased staffing burdens, slower throughput, and higher costs.
- Capacity Constraints: Projected growth in both outpatient and infusion volumes couldn’t be accommodated within the old footprint.
Texas Oncology needed a modern, single-tenant space that could house its full continuum of oncology services while delivering operational and experiential gains.
NexCore’s Solution
NexCore applied its deep expertise in cancer center development to guide every step of the process—from land acquisition through activation—ensuring seamless coordination across design, regulation, and care delivery.
1. Strategic Site Selection & Vision Execution
- Secured a high-profile, highly accessible site with room for future growth
- Led development as a build-to-suit partner—aligning financing, programming, and construction to client goals
- Collaborated with Perkins & Will, a nationally recognized cancer center design firm, and Skiles Group, a trusted contractor with deep healthcare experience
2. Lean Design & Clinical Integration
NexCore’s room-by-room planning approach prioritized operational flow and patient-centered design. The resulting program includes:
- 20 clinical exam rooms
- 30 infusion chairs
- 2 linear accelerator vaults (LINACs) for advanced radiation therapy
- Imaging and recovery suites
- Clinical trials spaces and group support areas
- Onsite pharmacy and breast radiology
- Direct sightlines and wayfinding that simplify patient journeys from check-in to treatment
The layout supports multidisciplinary care coordination and ensures patients can leave each visit with a clear, complete treatment plan.
Results
The new Amarillo Cancer Center has transformed cancer care delivery across the region:
- +33% Staff Efficiency: Streamlined design and workflows significantly reduced staff movement and increased productivity
- +28% Outpatient Volume Capacity: Supports near-term growth with space for expanded infusion, radiation, and surgical services
- Comprehensive Patient Access: Patients receive all services in one facility—including oncology, hematology, radiation, gynecologic oncology, surgery, breast imaging, pharmacy, and trials
- Competitive Differentiation: Texas Oncology reclaimed its market position, offering a best-in-class facility that rivals hospital-based competitors

A Regional Hub for Integrated Cancer Care
By delivering a fully integrated, purpose-built cancer center, NexCore helped Texas Oncology and US Oncology Network meet rising patient needs, protect market share, and transform how oncology care is delivered in the Texas Panhandle. The Amarillo Cancer Center stands as a model for how strategic healthcare real estate development can fuel provider growth, operational strength, and patient-centered excellence.
“When we opened this comprehensive cancer center, we were quite happy because when the patient walks into the front door they can see a medical oncologist, a radiation oncologist, a surgeon, and a breast radiologist, and you have an onsite pharmacy—so it’s all in one place. When the patient walks in and walks out, they have a plan.”
“When I sat down with NexCore I was surprised about the experience building, not just medical facilities, but cancer centers. Coming with that experience, they understood radiation therapy, pharmacy regulations—everything. They brought that expertise to the architects and came out with a fantastic product.”
