NexCore Group partnered with a primary care physician (PCP) and The Medical Center of Aurora (an affiliate of HealthONE) to create an off-campus outpatient facility in Green Valley Ranch, one of Denver’s most medically underserved suburbs and also the fastest-growing master-planned residential community. The Medical Center of Aurora, located 10 miles from Green Valley Ranch, wanted to establish a presence in this growing community as part of its “hub and spoke” strategy.

NexCore worked with The Medical Center of Aurora on a strategy to seize the opportunity in Green Valley Ranch. A critical element of the strategy was alignment with an established group of primary care providers (PCPs). NexCore identified Green Valley Ranch Medical Clinic and Urgent Care Center as the PCP champion for the project and engaged the PCP in the planning and development effort. The PCP commitment to the project was influenced by NexCore’s creative offer of real estate ownership and the PCP’s participation in the positive cash flow of a successful real estate project.

NexCore began the business planning for the project by analyzing the relevant demographic data for the service area, which indicated that services such as imaging, occupational medicine, physical therapy, and a complementary mix of medical specialties would be feasible. NexCore also studied the referral patterns of the PCP group to individual specialists, and those specialists became the targets for recruitment to the new building. Working closely with the PCP and HealthONE, NexCore attracted OB/GYN, orthopedics/sports medicine, allergy/asthma, occupational medicine/rehab services, and general/pediatric dentists to the building. NexCore’s ability to recruit specialists to the building was a decisive factor in establishing Green Valley Ranch Medical Office Building as a medical destination for the community.

The PCP practice has grown 10% each year since the building opened.
