NexCore Science & Tech and HATCHspaces acquired a general warehouse space in June 2022 which has been transformed into a specialized and purpose-built life science asset. As the first post-incubation life science facility in Orange County, HATCHlabs @ Irvine Spectrum delivered with eight (8) second-floor HATCHx turnkey acceleration labs across 20,952 SF, in addition to 18,230 SF of customizable and fully pre-leased HATCHlabs space on the ground floor.
Science-focused infrastructure and design-forward spaces will continue to optimize recruitment and retain top talent across both floors of the building. The facility features a two-story lobby with high-end finishes, exposed wood-beam ceilings, concrete floors, glass roll-up doors, abundant parking, outdoor community spaces, conference rooms, shower room, mother’s room, redundant fiber capacity and distribution, and shared breakrooms. Specialized infrastructure includes heavy power upgrades, sub-metered for cost efficiencies and segmented for continuity within the labs, distributed backup power, water and sewer distribution for multi-tenant uses, high-capacity air handling systems allowing for filtration and balancing, shared lab amenity space, and fully fit out lab casework across the second floor.
