NexCore’s senior living development company, Experience Senior Living Development (ESLD), identified a market deficit of senior housing in Palm Coast, FL. The property was purchased with plans created by the land seller for a two-story stick-frame building that did not meet development standards for a senior living community. Sancerre at Palm Coast is a 112-bed senior living community consisting of 81 assisted living beds and 31 memory care in 104,338 square feet of gross building area.

NexCore took the opportunity to redesign the building into a state-of-the-art, three-story, non-combustible senior living community around a centralized courtyard with an inspiring outdoor landscape and lake views for residents to enjoy. In addition, and most importantly, the residents would be safe during any major storms or hurricanes, given the new structure of the building. The exterior design scheme borrows elements from the styles of Seaside, Florida, and Key West, Florida. By going to three stories, NexCore was able to create more common area space for the residents per floor and added balconies for 1/3 of the units to differentiate the community in the market. 

The community includes a specialized dining plan featuring a rotating menu, a pub with an outdoor terrace, a theater, a wine bar, a fitness center, a salon, an activities room, transportation services, as well as common area spaces specifically catered to Memory Care.

The project was adapted to create a safer environment for residents, given its geographic location, and broke ground in December 2019. Residents began moving in at the end of 2021.
