ation with North Cypress Land Ventures POB LTD (NCLV)—a physician-led investment group—NexCore Group delivered the Doctors’ Pavilion, a four-story, 112,505-square-foot medical office building on the HCA Houston Healthcare North Cypress campus.

This third physician office building (POB III) was designed to fill a strategic gap: the absence of an on-campus ambulatory surgery center (ASC) in one of the nation’s most successful physician-developed hospital campuses. NexCore led the full development process, including planning, design, construction oversight, leasing, and property management—creating a Class A, multispecialty destination that strengthens patient access and physician alignment in Houston’s fast-growing Cypress corridor.

The Challenge

The original North Cypress campus, developed before the industry-wide shift toward outpatient care, lacked an integrated ASC. This created care inefficiencies, fractured patient experiences, and logistical burdens for both providers and patients.

Key challenges included:

  • Lack of On-Campus ASC: Patients and physicians were forced to travel between locations for procedures—raising costs, lowering efficiency, and eroding continuity of care.
  • Outdated Infrastructure: The existing campus couldn’t accommodate modern multispecialty needs or expand surgical services without new development.
  • Physician Recruitment Amid COVID-19: Lease finalizations and tenant recruitment were disrupted by the pandemic, adding urgency and uncertainty to timeline management.
  • Experience Expectations: The physician-led NCLV board demanded a facility that reflected the high standards of its founders—requiring precision execution, operational excellence, and sustained asset value.

  • Transitioned into full-service property management post-completion—ensuring long-term performance and stakeholder satisfaction.
