Developed to increase Elmhurst’s market share, the three-story Lombard Health Center houses several physician groups and hospital departments, including urgent care, physical therapy, radiology, laboratory, and the multispecialty Elmhurst Clinic.

Elmhurst Memorial Healthcare entered into a fee-for-services development agreement with NexCore Group for their outpatient services and medical office building in downtown Lombard, IL. Health Futures Development Group, a healthcare business and facilities planning consultant, facilitated the market studies, strategic plan, site search, and physician interest surveys.

Located on the train line to Chicago, the strategically significant urban site encompassed eight existing commercially developed properties requiring challenging political negotiations with the Village of Lombard. NexCore’s development team assisted with site evaluation and entitlements negotiations with the Village while Health Futures assembled the site. The aggressive target budget was maintained within CON (Certificate of Need) guidelines while matching the “Frank Lloyd Wright” styled architectural elements of Elmhurst’s Flagship “Center for Health.”
