Project Summary
The principals of NexCore Group collaborated with Memorial Health System’s medical planner on a 15-acre campus plan that included a new specialty care hospital, outpatient services, and physician medical office space. A turnkey financing structure allowed the city-owned health system to expedite its strategy in a competitive environment, completing the 61,500 SF Briargate Medical Building in less than one year.
The principals of NexCore worked with the health s
ystem to develop a physician recruitment plan, negotiate leases with physician tenants, fast-track land entitlements, modify existing covenants, secure cross-access easements and utility phasing plans, and procure the construction debt. The building was delivered turnkey to Memorial Health System upon completion.
In 2007, the system’s strategy shifted and NexCore acquired the Briargate Medical Building as well as the system’s 231,920 SF Printers Park Medical Plaza.
“The NexCore principals were extremely competitive in their bid for construction of the Briargate Medical Building. Their development team was highly knowledgeable and responsive to the needs of our physicians. They communicated effectively with both our administration and staff. We always felt the entire team understood our goals and worked in the best interest of the hospital.”
